Custom Construction Loans
Boone Bank & Trust Co. offers construction loans with a variety of financing options and benefits. The custom construction loans are a two loan process with the initial construction phase for up to 12 months with interest only payments. Interest during the construction phase is fixed. The second loan is the permanent loan. The interest rate for a fixed rate permanent loan can be set when the home is within 60 days of completion. Long term interest rates cannot be locked in at application.
Spec Construction Loans
Contractors, builders and developers who build a home without a guaranteed sale upon completion are said to be "Spec" builders. These individuals and companies are speculating that they will earn a profit when the newly constructed home sells.
